Hidden Costs of Renting in Kenya: Water, Service Charges, and Deposits

The Advertised Rent Is Rarely the Full Cost

Rent advertisements rarely tell you the complete cost of living in a property. A house advertised at KSh 25,000 doesn't necessarily mean you'll spend exactly KSh 25,000 per month. Several additional costs can affect your actual housing budget.

1. Security Deposit

Many landlords require a deposit before you move in. Before paying, establish the amount, purpose, refund conditions, deduction rules, and refund timeline. Get these terms in writing.

2. Service Charge

Service charges are common in apartments and gated developments — contributing toward security, cleaning, garbage collection, landscaping, lift maintenance, common-area electricity, and shared facilities. Ask: is service charge included in the advertised rent? Don't assume.

3. Water

Water may be billed separately. Some properties have individual meters, shared meters, boreholes, water tanks, or municipal supply. Ask exactly how water is calculated.

4. Electricity

Electricity is normally a separate expense. Ask whether the apartment uses a prepaid meter, postpaid billing, or shared billing — and if shared, understand how your portion is calculated.

5. Internet

If you work online, internet should be treated as part of your housing budget. Check available providers before moving.

6. Parking

Some apartments charge separately for parking. Ask whether it's included, whether visitor parking is available, whether there's a monthly fee, and whether parking is assigned.

7. Garbage Collection

Some properties include garbage collection within service charges — others may charge separately.

8. Agency Fees

If you're dealing with an agent, clarify any agency or viewing fees before committing. Don't make assumptions about what is included.

9. Moving Costs

Moving can involve movers, transport, packaging, furniture assembly, and cleaning. Budget for these separately.

10. Maintenance and Repairs

Your lease should establish responsibility for repairs. Don't assume every maintenance problem is automatically the landlord's responsibility — or automatically yours.

Calculate Your Real Monthly Housing Cost

Use this formula: rent + service charge + water + electricity + internet + parking + other recurring fees. For example: rent KSh 25,000, service charge KSh 3,000, water KSh 1,000, internet KSh 2,500, parking KSh 2,000 — estimated housing cost = KSh 33,500/month. That's very different from the advertised KSh 25,000.

Before You Sign

Ask the landlord or agent: "Apart from rent, what other monthly or one-time payments should I expect?" Get the answer in writing.
