Most Scams Can Be Prevented With Basic Verification
Real estate scams can cost victims hundreds of thousands or even millions of shillings. Rental scams can be equally painful because victims may lose deposits and rent before discovering that the advertised property isn't actually available. The good news is that many scams can be prevented with basic verification.
1. Never Trust Photos Alone
Beautiful photographs prove very little. Scammers can copy property photos from legitimate listings and advertise them elsewhere. Always verify the actual property.
2. Visit the Property
Before paying, physically inspect the property whenever possible. Check the location, building, apartment number, management, security, and condition. If someone refuses to let you see the property and insists on immediate payment, be cautious.
3. Verify the Person
If dealing with an estate agent, verify their professional status. The Estate Agents Registration Board states that only EARB-registered and licensed estate agents with a current practising annual certificate can conduct estate agency in Kenya. EARB also publishes lists of registered and licensed agents and firms, including its 2026 gazetted list.
4. Be Suspicious of Extreme Urgency
Scammers frequently create artificial pressure — "Pay now," "Someone else is sending money," "The owner is travelling," "The price is only available for the next hour." Don't allow urgency to replace verification.
5. Verify Property Ownership
For property purchases, an official land search is one of the most important due-diligence steps. The State Department for Lands explains that an official search certificate helps verify ownership and identify encumbrances such as charges, cautions and restrictions.
6. Don't Pay Into Random Accounts
Be careful when payment details suddenly change. If an agent says "Don't pay the company account, send it to my personal number" — stop and verify. Confirm payment instructions directly with the property owner, agency or management company through a trusted channel.
7. Be Careful With "Below Market" Prices
An apartment normally renting for KSh 40,000 suddenly advertised for KSh 18,000 should make you ask why. A cheap price isn't necessarily a scam — but an unrealistic price combined with pressure to pay is a serious warning sign.
8. Verify Documents
For property purchases, don't accept photocopies or screenshots as proof of ownership. Have qualified professionals verify title, search results, seller identity, rates, rent, consents, restrictions, and charges.
9. Use Official Systems
Kenya's Ardhisasa platform provides online access to various land information and transaction services, including searches, transfers and stamp-duty-related processes.
10. Get Professional Help for Major Purchases
Buying property is too expensive to treat casually. A qualified conveyancing advocate can help with the contract, due diligence, searches, transfer, payment structure, and registration.
