Buying Property Is More Than Paying Money and Receiving a Title
A proper purchase involves due diligence, documentation, valuation, legal agreements, taxes, transfer and registration. Here's a simplified overview.
Step 1: Identify the Property
Start by establishing location, size, price, property type, intended use, and ownership structure. Don't make a purchase decision based solely on photographs or an agent's description.
Step 2: Conduct Due Diligence
One of the most important steps is an official land search. The State Department for Lands says an official search helps verify ownership and identify encumbrances including charges, cautions and restrictions. Confirm the registered owner, parcel details, charges, cautions, restrictions, and other relevant encumbrances.
Step 3: Verify the Seller
Confirm that the person selling the property is legally entitled to sell it — compare ID, PIN, title, and search results. Where a company owns the property, additional corporate documentation and authorization may be required.
